Sok Chun Yee Chan (Chan) died on January 17, 2017, at the age of 91 years. Seven months earlier, on June 15, 2016, she signed a transfer of land transferring her house to her son. The transfer indicated the consideration was nil. The transfer was registered at the Land Titles Office on January 28, 2017, eleven days after Chan’s death. When Chan died, the house was registered in her name, not her son’s.
